Offices and common areas we clean

Our commercial carpet work is focused on two kinds of property: offices (open floors, private offices, meeting rooms, reception) and apartment or HOA common areas (corridors, lobbies, stairwells, lounges, laundry rooms). Similar spaces — small retail, studios, clinics' waiting rooms — are assessed case by case; ask and we will tell you honestly whether it is a fit.

What helps us estimate accurately

  • Approximate area — square footage, a floor plan, or simply a room count. "Not sure" is fine; photos get us most of the way.
  • Carpet type and condition — glue-down commercial tile vs. padded broadloom, age, traffic lanes, spills, any pet or food contamination.
  • Access — parking or loading, elevator or stairs, hose runs, water access, building hours and any check-in requirements.
  • Furniture and occupancy — what stays, what can be moved, and whether the space is occupied during the work.
Send this through the commercial assessment request — it takes two minutes and nothing is booked until we have agreed the scope with you.

After-hours, phased and multi-day work

We work around your building, not the other way round. After-hours windows are available by request so staff and residents are not disrupted. Larger floors can be split by section or by day — common for multi-floor offices or buildings with several corridors — with each phase agreed before we start. Timing depends on the area, condition and access, and we confirm it in writing rather than promise a fixed finish time up front.

Drying and reopening

Commercial carpet typically dries in a few hours; glue-down tile is faster, thick padded broadloom slower. Good HVAC airflow shortens it significantly. We discuss a reopening plan with you — for example cleaning corridors in halves so one path stays open — and we will not promise a reopening time we cannot keep.

Recurring maintenance, scoped properly

There is no single right interval. After the first visit we recommend a frequency based on traffic, carpet condition, the building's expectations and budget — a busy lobby may need quarterly attention while a quiet office is fine twice a year. Each visit covers an agreed scope, and we review the interval with you as the carpet responds.

Insurance and documentation

Apex Fabric Care LLC carries $1 million in liability coverage. If your property requires a certificate of insurance or has vendor requirements, tell us during scoping and we will handle the paperwork with your management before the first visit.

Our work

Our gallery shows the same hot-water extraction process we use on commercial carpet, applied to real Bay Area homes. We publish photos of commercial jobs only with the property's permission, so this section will grow as those jobs are documented. Reviews from our customers are on our homepage and on Google.

FAQ

Good questions.

What kinds of offices and common areas do you clean?

Office floors, private offices, meeting rooms and receptions; apartment and HOA corridors, lobbies, stairwells and lounges. Similar small commercial spaces are assessed case by case.

What measurements and photos help you estimate?

Approximate square footage or a room count, a few photos of the carpet and the worst areas, and notes on access and parking. 'Not sure' on size is fine.

Can you work after hours or in phases?

Yes, by request. After-hours and weekend windows are available, and larger areas can be split by section or by day with each phase agreed in advance.

How do access, furniture and occupancy affect the plan?

They decide the order of work and the timing. We plan hose runs, elevator or stair access, what furniture stays, and whether we clean in halves so a path stays open.

When can cleaned areas reopen?

Usually within a few hours; glue-down tile is faster than padded broadloom and HVAC airflow helps. We agree a reopening plan with you rather than promise a fixed time.

How is recurring maintenance frequency decided?

From traffic, carpet condition and your budget after the first visit — there is no universal interval. We review it with you as the carpet responds.

What insurance documentation can you provide?

Apex carries $1 million liability coverage. Tell us your property's certificate or vendor requirements during scoping and we will complete them before the first visit.
