What a real visit costs

Prices add up the way you would expect. These are ordinary combinations, with the arithmetic shown.

  • Apartment refresh — $228. Three-seat couch ($139) plus a medium area rug ($89).
  • Two-bedroom move-out — $254. Two rooms of carpet ($189) plus a 13-step staircase ($65).
  • Family room sectional — $189. One L-shaped five-seat sectional.
  • Main bedroom — $168. Queen mattress ($119) plus an armchair ($49).
  • Whole-floor carpet — $319. Three rooms ($249) plus a 14-step staircase ($70).
  • One dining chair — $119, not $30. A single $30 chair does not meet the minimum on its own. Most people add a rug or a mattress to the same visit and use the full $119.
The minimum is a floor, not a surcharge. If your items already add up past $119 you pay the list price and nothing more. If they do not, the visit is $119 and you may as well fill it.

What changes the price

Four things, and none of them are discovered after the work is finished.

  • Seat count and shape on sectionals. An L-shaped five-seat and a U-shaped eight-seat are different jobs, which is why those prices are ranged and confirmed on site.
  • Room count and size on carpet. A typical bedroom, living room or family room counts as one room. A very large or open-plan space may count as two, and we tell you that from your photos or on arrival, before anything starts.
  • Condition. Heavy pet urine that has reached carpet padding or a mattress core is assessed on site. We tell you what is realistic and what it costs before we begin.
  • Fabric. Velvet, wool and bouclé are cleaned with lower-moisture methods. That changes the method, not the list price.

What is included in every price

  • Pre-treatment of spots and traffic lanes, and deodorizing as part of the clean.
  • Truck-grade hot-water extraction, or a lower-moisture method where the fabric calls for it.
  • Moving light furniture. Beds and large pieces are cleaned around.
  • Professional-grade, low-residue products, chosen for homes with pets and children. Tell us about any sensitivities before the visit.
  • $1M general liability coverage on every job.

Priced per item, not per square foot

Most cleaners quote by square footage or over the phone after a few questions, which means the number moves once they are standing in your living room. We price per piece and per room and publish the list, so you can add up your own total before you call and the figure on the day matches it.

Where a price genuinely cannot be fixed in advance — a sectional whose shape we have not seen, carpet in unknown condition, a commercial floor — we say so, quote a range, and confirm the exact number with you on site before any work begins.

Commercial pricing

Offices, apartment and HOA common areas, and building stairwells are not priced from this list. Square footage, access, and whether the work has to happen after hours all drive the cost, so those jobs are quoted after an assessment and can be phased across several visits. Request a commercial assessment and we will come and look.

FAQ

Questions about price.

How much does it cost to clean a couch in the Bay Area?

At Apex Fabric Care a two-seat couch or loveseat is $119, a three-seat straight couch is $139, and a four-seat is $159. L-shaped sectionals run $149 to $229 depending on the seat count, and a U-shaped seven to eight seat sectional is $249. Those are the prices we charge, not starting-from figures.

Do you charge by the square foot or by the item?

By the item, and by the room for carpet. A three-seat couch is $139 whether it sits in a studio or a large house. Carpet is $99 for one room, $189 for two and $249 for three, with stairs at $5 a step. You can add up your own total before you call.

Why is there a $119 minimum appointment?

A visit costs the same to run whether it is one chair or a full living room — the drive, the setup, the water and the machine time. The $119 minimum covers that. You are not charged $119 on top of the work: items combine toward it, so a $30 chair plus an $89 medium rug reaches the minimum exactly.

Is the price I see the final price?

For fixed-price items, yes. Ranged items like sectionals depend on shape and seat count, and those are confirmed on site before any work begins. Nothing starts until you have agreed to the number.

Do pet stains cost extra?

Deodorizing is part of a normal clean. Heavy pet urine is different — if it has soaked into carpet padding or a mattress core, we assess it on site and tell you what is realistic and what it costs before we start. Ask us when you book and send a photo if you can.

How are stairs and hallways priced?

Stairs are $5 per step. Landings are confirmed with the stair count. Small hallways and closets are often included with the adjoining room, and we confirm that with you when you book rather than adding it to the bill afterwards.

When do I pay?

After the work is done and you are happy with it. There is no deposit to book.

How does commercial pricing work?

Offices, apartment common areas and building stairwells are quoted after an assessment rather than from this list, because square footage, access and scheduling drive the cost. Larger jobs can be phased across several visits. Request a commercial assessment and we will come look.
